The Axcess Mortgage Fund (“AMF”) is a mortgage investment corporation (MIC) as defined by Section 130.1 of the Canadian Income Tax Act. In its simplest form, a MIC is a private mortgage lender. It is made up of a group of small investors who form a pool of mortgage funds which they then lend to qualified borrowers who own Canadian real estate that they pledge to the MIC until the loan is repaid.
People who invest in AMF purchase preferred shares of AMF; you don’t actually own any real estate. Your investment is backed by the equity in the real property pledged to AMF and secured by a mortgage registered against the title of the real property.
With AMF your money is protected by two things; real estate and the conservative lending strategies of the Axcess Capital Group of Companies. Axcess applies the greatest degree of prudence in selecting the borrowers they lend money to.
Of the hundreds of loan applications received by Axcess each year, a select few make it to the final stages. We only grant mortgage loans that are in accordance with our strict, conservative lending strategy:
- Project Overview – an analysis of the location, marketability, and demographics are used to gauge the project’s overall viability
- Borrower’s Equity / Collateral – by loan to value ratios (LVR = mortgage/current value)
- Corporate and Personal Guarantees
- Character of the Borrower – preferred Borrower’s are well established in the community, have a good track record, proven successful operations and adequate net worth.
- Viable Exit Strategy
We believe that diversification is the smartest way to manage risk. Our portfolio of mortgages is proof of that. We grant loans to borrowers in a wide variety of economic sectors, but only in our own back yard.
AMF is based on a simple premise. We create a pool of mortgage funds for a market that needs it. We lend this money out at a rate that is both fair to the borrower and profitable for us. Loans are set for short periods of time, where borrowers are personally invested, and where a high degree of success is feasible.
